3500 N. Lake Shore Drive Chicago, Illinois 1 AVA was retained by 3500 Lake Shore Drive Cooperative Apartments to address numerous long term maintenance issues that were in need of repair: ~Boiler Stack Leaks: the boiler stack had leaks which had resulted in carbon monoxide migrating into some areas of the building. A consultant suggested relining the entire stack, which was lined with asbestos. AVA worked closely with the engineer and various contractors to come up with a more cost-effective solution to the boiler stack leaks. The project resulted in three new, more efficient boilers and a new stack for approximately the same cost that relining the stack would have cost ~Deteriorated Water Piping: units were experiencing floods, resulting from deteriorated broken water piping. Wells Chicago, Illinois 1 2 3 4 In 2009, the removal and replacement of the circle drive entrance consisted of 6,900 sf of sidewalk, 5,600 sf of pavers and waterproofing membrane, and 1,500 sf of planter membrane. Supplemental drains were installed to provide for the new landscape plan, developed by Jacobs Ryan Landscape Architects. In 2010, AVA worked with River City Residential to renovate the third-floor landscape park. The park was originally designed to pitch water towards the building, causing pools of water to form on balconies and flooding the inside of the residential units.     AVA bid out the project and retained Carl Walker Inc, Zera Construction, and Jacobs Ryan Landscape Architects to change the way the park drained. The $1.5 million project modified the structural slab beneath to change the slope of the park to drain away from the building, added additional drains, a new waterproofing membrane, and improved landscaping to create a both visually and functionally pleasing area for residents. Stromberg Construction Company was awarded as the general contractor and the project is scheduled to break ground in the fall of 2018. The renovation, which will see improvements to the Benedict Center, Keane Building, and Lemont building, will be completed in three phases in an effort to limit the amount of construction during the academic year. Easter Seals Autism Therapeutic Day School Chicago, Illinois 1 AVA Consultants (while with a prior firm) worked with Easter Seals to develop a unique program for this one-of-a-kind facility --- a not-for-profit school for students with autism. In a project such as this, it is imperative to understand and communicate the constituents’ unique issues to the design team so that a functional and affordable design can result. For this project, such issues included student sensitivity to noise, light, and touch, as well as teachers’ needs to have a flexible environment for each student that can change from day to day. The challenges were addressed by providing indirect classroom lighting; acoustic isolation and insulation between classrooms and HVAC system components; and flexible modular classroom equipment. We also worked with the client throughout their fund-raising activities to provide the necessary collateral materials for successful fund raising efforts. Erie Chicago, Illinois 1 2 AVA managed a lobby renovation, common area corridor, and bathroom project for Winthrop Management in 2013.  After soliciting bids to multiple architects for design development and project implementation, Gensler Architects was awarded the project.  The lobby design included a new security desk, cladding of existing marble columns with stainless steel, new lighting, cladding of the perimeter walls with white glass panels over the existing marble, installation of Mecho Shades at all windows in the atrium, guest seating, new exterior signage, and a new custom entry mat system.  As part of the corridor and bathroom renovations, all wallcoverings from both bathrooms and corridors were removed and the walls were painted, replaced lighting and carpet throughout, new acoustical tile, added a soffit above the elevator doors to provide more direct light.  The General Contractor for this project was Norcon. Jackson, also known as the Brooks Building, is designated as a Chicago landmark, due to its unique orange and green glazed terra cotta.  As such, all repairs and modifications must be reviewed by the Chicago Landmarks Department. AVA has managed all façade work since 1999. A major façade renovation was undertaken in 1999 to sensitively clean the historic façade to remove the carbon discoloration, replaced over 200 sections of the orange and green terra cotta façade, repaired other terra cotta, caulked 100% of the windows and conducted 20,000 LF of tuckpointing.  In 2006, additional repairs were undertaken including terra cotta, limestone and brick repairs.  In 2011, an $800,000 lobby and building entry renovation was undertaken.
