AVA was retained by 3500 Lake Shore Drive Cooperative Apartments to address numerous long term maintenance issues that were in need of repair:

~Boiler Stack Leaks: the boiler stack had leaks which had resulted in carbon monoxide migrating into some areas of the building. A consultant suggested relining the entire stack, which was lined with asbestos. AVA worked closely with the engineer and various contractors to come up with a more cost-effective solution to the boiler stack leaks. The project resulted in three new, more efficient boilers and a new stack for approximately the same cost that relining the stack would have cost

~Façade Repairs: the street-facing brick and terra cotta façades had not been addressed in a comprehensive manner and repairs were necessary. AVA assisted the board in selecting the façade consultant, bidding out the bid specifications, coordinating with tenant shareholders, interfacing with the lender and Title Company and delivering the project within budget.

~Deteriorated Water Piping: units were experiencing floods, resulting from deteriorated broken water piping.

~Life Safety Improvements: the City mandated the implementation of fire safety measures in all buildings by the end of 2014.
